Complex Details & Features - Historic - Neglected - Flip Homes
Our sq. ft. rates are based on production and mid-range semi custom homes. Inspections of homes with significant size, complex details and features, 3-4-5 levels, accessory structures, historic conditions, neglect and extensive unpermitted renovations (flip) have more complex inspection needs. We evaluate rates for these homes on a case by case basis to provide enough time for an unhurried inspection and detailed report. Please feel free to contact us for a quote on your unique home.
*Crawl Spaces There are many significant deficiencies that can develop in crawl spaces, and exploring these areas can be dangerous and time consuming. While we do not dread crawl spaces like many tradesmen, we do request reasonable compensation for safety equipment and to allow for an unhurried inspection.
FSBO Pre-Listing Inspections: For ethical reasons, we do NOT perform inspections for sellers who plan to sell their home without Realtor representation. We recognize that a pre-listing inspection report could be used to hide issues from future buyers and inspectors, rather than make more costly and meaningful repairs. In transactions with Realtor representation, the Realtor has a legal duty to disclose material facts; harmed buyers can seek recourse through the Realtor’s licensing board and E&O insurance.
FSBO Resale Pre-Purchase Inspections require extra effort and increased observance of ethical guidelines, our fee for these transactions are on a case by case basis. We apply this policy to any transaction that is not arms-length (estates, family transfers, agents from outside the area representing themselves, etc).
