Builder's Warranty @11 months


Homes today are built by up to 40 subcontractors with as few as 4 being licensed contractors, and your typical county building inspector spends just a few minutes at your home per visit. Within just a few years, issues dating back to original construction often cause decay, unsanitary, and unsafe conditions. If these issues are caught when the home is new, the builder can address them and save you costly repairs in the future. One day you may want to sell your home, many homeowners are shocked at what their buyer's home inspector uncovers, it can be very costly to wait.            

New homes in NC have a mandatory One Year Builder Warranty, however it is left to the homeowner to bring issues to the builder’s attention. Your home will undergo many changes during the first year that can contribute to decay and early failure of major components. An 11-month reinspection can provide a comprehensive repair list for the builder and catch many costly issues before they become your financial responsibility.

New Construction Inspection Opportunities / Scheduling

Framing & Structural Inspection (pre-drywall): Takes place  +-1 week before the insulation goes in, HVAC, Plumbing & Electrical rough-in are complete. Please give 5-10 days notice

Final Inspection (before closing): Takes place when builder is 100% finished. Please give 5-10 days notice of when home will be...

  • Builders often discourage home inspections, guess why?
  • Builders often try to rush inspectors in while they are still working, and rush homebuyers to close. I recommend early conversations with agents and brokers regarding inspection scheduling.
  • You may have up to 12 months after purchase to provide your builder with a repair list, however many homeowners feel their builder was significantly more responsive before closing.

Builder's Warranty Inspection (11-month): Homeowners may choose this in addition to, or instead of an inspection when the home is new. All or most of the builder's warranty will expire at 12 months, an inspection at 11 months can be helpful in presenting the home's issues to the builder (before it's too late). Please give  5-10 days notice. In most cases, homeowners simply forward my report to their builder.
